Ownership transfers
Hand a unit from its owners to new ones after a sale, today or on a later date; the history stays with the unit.
When a unit is sold, Transfer ownership hands it from its current owners to the new ones. The unit keeps its charges, payments, meters and requests, and the former owners stay in its Ownership history.
Who can use it
A complex’s administrators with Manage owners, residents & staff. You cannot transfer a unit you own yourself, or make yourself one of its new owners: another administrator does it.
Transfer a unit
- Open the unit card and select Transfer ownership at the bottom.
- Under Current owners who sell, every owner and co-owner is ticked. Untick a co-owner who keeps their part.
- Under New owners, choose a Person in the complex, or a New person with a name and an email or a phone. Pick Owner or Co-owner and the share. Add another new owner adds up to ten.
- Set the Effective date: today, or a later day.
- When you add a new person, choose how to invite them: Email, SMS or Link + QR code.
- Optionally attach the Sale document: a PDF, JPEG or PNG of up to 10 MB.
- Select Transfer ownership.
The message Ownership transfer started. History stays with the unit. confirms it.
- Effective today, the transfer completes at once.
- On a later date, it waits as Pending and completes by itself on that day, in the complex’s time zone. A unit has one pending transfer at a time.
When the transfer completes:
- the sellers’ ownership ends on the effective date, and a seller who holds nothing else in the complex becomes a Former owner on Owners and residents;
- the new owners hold the unit from that date, and a tenant or family member who buys it stops being one;
- the new people added by the transfer receive their invitation;
- the unit’s balance stays with the unit.
Ownership history
The unit card’s Ownership history lists the transfers, newest first, with their status (Pending, Completed or Cancelled), who sold, who bought and the Sale document. Under Owners over time it lists every owner and co-owner the unit has had, with Since a date or the days they held it.
Cancel transfer on a pending transfer stops it; the owners stay as they are. A completed transfer cannot be cancelled.
Rules
- The new owners’ shares and those of the owners who stay add up to at most 100%. A sole new owner holds 100% unless you say otherwise.
- The effective date cannot be in the past.
- Starting, completing and cancelling a transfer are recorded in the audit log.
- Changes made by a colleague appear by themselves.
